Selling a Home in Prescott

Not so long ago, sellers thought they controlled the real estate market.

"Set a nice high price and let the buyers fight it out." What a difference a year can make. Now the media tells sellers that the sky is falling. Guess what? Neither extreme was ever true.

But we did learn one thing: It is the intent of the buyer that drives the market.

What is the intention of the buyer? Like many challenges in business, the buyer is a moving target. We must identify and create the object of the buyer's desire with your real estate and deploy that information for the buyer to know that you exist and are willing to sell. Our job as sellers is to build the "Apple of the Buyer's Eye" and to create an information environment that allows the buyer to find you. No more, no less, regardless of the economic conditions.

Here's a sample of what we recommend for our sellers:

  1. Clean beyond belief. Yes, that includes window tracks and the stuff under the glass in the refrigerator.
  2. Repair anything that is broken.
  3. Replace the old dim or dead light bulbs with new shiny ones. Turn them all on and open the blinds before buyers visit.
  4. Finish any projects that you have started.
  5. Do not start any new projects.
