The First Step

You'd be surprised about how many people shop real estate without proof of money. I did that once! Flew into town, forgot my checkbook, and had no statements or loan. After all, I am the Buyer, of course I qualify! Well, good thing the bank branch was nearby, because without proof of money, my offer would not have been taken seriously. My agent taught me that it is better to be prepared and bring those financial instruments along when touring real estate. I encourage you to do the same.

How to become Pre-Qualified

It’s easy. I recommend sitting with a licensed mortgage broker or lender and getting pre-qualified before you shop for real estate. Often, just having a verbal figure on how much loan you can receive is all you need to get started. Then, when you find property that you want, we'll have the lender issue documentation. Or if you're a cash buyer, have some bank or brokerage account statements ready so the seller can see that funds are available.

Visit the Listing or meet at the “Office”

Often, I meet clients for the first time at the listing. How times have changed! We can also meet at the office to go over some listings on MLS. Many times we end up meeting at the local Starbucks “office” and I will make appointments to see houses over our favorite coffeehouse beverages.

Tour Listings

Bring your notepad and the digital camera — get set to tour Prescott! I'll design a custom route for you and we'll talk about all the important details. With your Pre-Qualification, and my property data, if you find a place that is to your liking, together we can craft a well-calculated offer.

Making the Offer

If time is of the essence due to multiple offers, we may need to create a handwritten offer for immediate delivery to the sellers, or I can create the computer generated offer at the office. Either way, it is important that you have the following:

  • Checkbook for earnest funds, or ability to wire funds to title company
  • Loan Pre-Qualification or proof of cash funds (bank or brokerage statement)

We will then monitor the progress closely and take note of steps we need to perform (earnest fund deposit, inspection, et al). Your smooth transaction follows soon thereafter, and we then close without incident. I will take great pleasure in presenting you with your property at closing time.
